1. The service
CiyaR is an online marketplace that connects people looking to rent, lease or buy property with owners, agents, builders and operators, and provides tools to manage enquiries, visits, applications, agreements and payments. Unless a listing is marked “CiyaR managed”, CiyaR is not a party to the rental, lease or sale and does not own or inspect the property.
2. Accounts
- You must be 18 or older and provide accurate details, including a mobile number you control.
- Keep your login secure; you are responsible for activity on your account.
- We may suspend accounts that break these terms or put other users at risk.
3. Listing rules
- List only property you own or are authorised in writing to market. Brokers must have the owner's or seller's consent.
- Describe the property, price and availability truthfully; mark it rented or sold promptly.
- Use your own photos. No watermarks of other portals, no stock images presented as the property.
- Identify yourself correctly as owner, agent, builder or operator. Posing as an owner when you are an agent is not allowed.
- Do not discriminate unlawfully. Preferences such as “family” or “women only” for a hostel are allowed where lawful and clearly stated.
4. Agents and builders
- Agents must show a valid RERA agent registration where the law requires it and disclose their commission.
- Every project must carry its RERA registration number; prices, approvals and inventory must be kept current.
- Seeker documents shared with you may be used only for the application they were shared for and must not be copied out of CiyaR.
5. Payments between users
Deposits, rents and advances are paid directly between users to the lister's verified UPI QR shown in the app; CiyaR records the proof and receipt but does not hold the money unless a listing is CiyaR managed. Never pay before visiting. Refunds and disputes about money are between the parties, though we will help with records we hold.
6. Prohibited conduct
- Fake, duplicate or misleading listings; bait pricing; asking for payment outside the app's verified QR.
- Scraping, bulk downloading or reselling CiyaR data, or using it to build owner look-up tools.
- Harassment, spam, or contacting users for unrelated marketing.
- Uploading malware or trying to break the service's security.
7. Your content
You keep ownership of what you upload. You give CiyaR a non-exclusive licence to host, display and adapt it (for example resizing photos) to run and promote the service while your listing is live. Reviews must be genuine and based on a real stay; locality and lister reviews may be moderated.
8. Estimates, insights and calculators
CiyaR Estimates, locality insights, neighbourhood scores and calculator results are indicative and for information only. They are not valuations, legal or financial advice. Stamp duty rates are estimates — confirm with the sub-registrar or a professional. Map and reference data come from third parties under their licences; see data sources.
9. Liability
We work to keep listings accurate and listers verified, but we cannot guarantee every listing, lister or outcome. To the extent the law allows, CiyaR is not liable for indirect losses or for disputes between users; our total liability is limited to the amount you paid us (if any) in the 12 months before the claim. Nothing here limits rights you have under the Consumer Protection Act, 2019.
10. Law and disputes
These terms are governed by the laws of India. Courts in Coimbatore, Tamil Nadu have jurisdiction. Please first write to [email protected] — most issues are resolved quickly. We may update these terms and will give notice of material changes.
